In this circumstance, our standard operating procedure is to secure the dwelling, cost the remaining improvements based on fair market value for the dwelling, negotiate bad debt, bid the project, award the contracts, obtain permits, manage the contractors, provide accounting services throughout the course of improvements including obtaining lien waivers from all subs and vendors and finally, achieve the applicable inspections for final use and occupancy.
